Site History and Development

For hundreds of years, the banks of the Mississippi River in St. Louis were dotted with only the occasional mansion, and very few people had the privilege of enjoying the spectacular river views from their porches.

Now, that is about to change. A new residential townhome project, aptly named the Mississippi Bluffs, is now open at 5200 S. Broadway, just ten minutes south of downtown.

Site History

The village that today is the Carondelet neighborhood began on the Mississippi River banks in 1767. By the time of the Louisiana Purchase its residents numbered about 250. Carondolet's growth is a slice of St. Louis history; its proximity to the river spurred commerce and the early Fench settlers were followed by Germans and Irish. In 1870, Carondolet merged with the City of St. Louis and a few years later dedicated Carondolet Park, the third largest park in the city. An early area industry was lead shot manufacturing, and a relic of that era, a 150-year-old shot tower still stands on the property today.
